Abstract
Since the last decade of twentieth century, urbanization process has been booming in emerging economies, especially in China under its market-transitional context. In line with the dramatic urbanization process, another urban process i.e. the phenomenon of gentrification process in the inner-city districts of metropolises presents. Gentrification has been extensively experienced in large cities of developed countries, however, among large amount of literature on gentrification, ranging from its explanation to its mutation development discourse, and from its influence debates to its future prediction, little research is available about the gentrification in emerging economy. This paper, thereupon, aims to identify the main underlying dynamical forces by which gentrification occur in large cities of China such as Guangzhou. This paper suggests that in addition to the production-side factor that focuses on roles of uneven development and rent-gap, and consumption-side factor that explores role of middle-class, the local state performs a significant role in facilitating gentrification. Variables contributing to gentrification are grouped to three aspects, i.e. production-side factor, consumption-side factor and state-role factor. By conducting correlation analysis, the main contributing factors to gentrification of large cities in China can be identified.
