Abstract

Sustainable Development (SD) concepts yet to adapt the development aspects as outlined in Property Management (PM). The effectiveness and success of SD covers for Green Building (GB), Carbon Emission (CE) and Energy Saving (ES) are still in rare and open for argument. In Malaysia, Architect's Association of Malaysia (PAM) had developed and works it out over the years towards for more sustainable and green architecture (including buildings). The need for a localized green building rating tool (GBRT) became more evident by 2008. This is in the light especially increasing demand from building end-users for Green Rated Buildings (GRB) that would not overly and adversely contribute to the destruction of the environment. This is also in-line with the objectives to practice a good Corporate Social Responsibility (CSR) to support environmental friendly initiatives including within their office premises. For that, PAM Council endorsed and approved the formation of the new Sustainability Committee, in August 2008, who was tasked primarily to develop and set-up the GBRT become first tropical green tool, known as Green Building Index (GBI). Singapore's Green Mark had practicing mandatory rules for minimum Certified Rating to all new buildings or works on existing buildings exceeding floor area 2,000 m2 starting from 2005. Thus, this study will investigate the existence of gap between the set of guidelines in GB and the actual implementation in accordance to PM practices in Malaysia. The aim of this paper is to relate the economical value of properties as well as the demand of properties with excellent environmental concern through GB. Interview and setting for case study become a mechanism to strengthen is research. The expected findings cover for efficiency of PM in GB concepts.
